Every day, Habitat for Humanity Capital Region partners with hardworking families and individuals who could use a hand up through decent, affordable housing. Since 1987, we have partnered with over 130 homebuyer families throughout Clinton, Eaton, and Ingham counties to help them discover the power of affordable homeownership.

A decent and affordable place to live can help homeowners build wealth, save more money, invest in education, pursue new opportunities, and have more financial stability.

Habitat houses aren't free. A home is an investment that lasts for generations. Every person who partners with Habitat for Humanity Capital Region to become a homeowner is making a personal and financial investment in their future, and the future is bright.

How do you qualify for the Habitat Homeownership Program?

Habitat for Humanity Capital Region builds and rehabilitates homes in partnership with families and individuals who are in need of a safe, decent, and affordable place to live. Through an application process, qualified homebuyers are selected to purchase affordable homes that Habitat Capital Region builds or rehabilitates in Ingham, Eaton, and Clinton counties.

This program is for people who do not currently own a home and whose current living situation is inadequate in some way.

You must be willing to partner with Habitat Capital Region.

Habitat homebuyers invest 150-250 hours of their own labor into building their house and the houses of others, and attend a series of homebuyer education classes.

You must have steady income within our income guidelines.

Habitat homes are not free. Habitat homeowners purchase their homes with an affordable mortgage.

Homeownership Program Income Guidelines

Your annual pre-tax income must fall within the income guidelines for your household size. The calculation of income will include earnings by all members of the household as well as other sources of verifiable and reliable income. These income guidelines are updated annually.

The Homeownership Program helps remove many barriers to buying a home and provides homebuyers access to an affordable mortgage.

Affordability

Your monthly house payment, including taxes and insurance, will not exceed 30% of your monthly income.

Habitat homes are built to be energy-efficient, durable, sustainable, and meet accessibility standards.

Homebuyer Education

You will receive financial education training as well as hands-on home maintenance and repair experience.

Post-Purchase Support

Our staff remains available to provide you with resources and assistance after you purchase your home.
